Garage Door Opener Troubleshooting: 10 Problems and How to Fix Them

Before you buy a new opener, work through this list. Roughly half of the openers we're called out to "replace" only need a sensor alignment, a limit adjustment, or a $40 part.

1. Door reverses right before it closes

Almost always the photo-eye sensors. Wipe both lenses, confirm both LEDs are solid rather than blinking, and gently align brackets until they are. If the LEDs are dead, check for a pinched wire near a staple.

2. Motor hums but the door doesn't move

Stripped drive gear, sheared trolley, or a broken spring. Test by hand: if the door is very heavy, it's the spring, not the opener.

3. One click, then silence

Failed run capacitor or a burnt logic board. Both are repairable — see opener repair.

4. Remotes stopped working, wall button still does

Change the remote battery, then re-program. If several remotes died at once, suspect RF interference (some LED bulbs are notorious) or a failing receiver antenna. Swap to an opener-rated LED bulb and retest.

5. Door won't close and the opener light flashes 10 times

That flash code is the safety-sensor circuit. Same fix as number 1.

6. Door closes then immediately re-opens

Close limit set too far, or the door hits the floor and reads it as an obstruction. Adjust the down-limit; if the slab is uneven, we set travel accordingly.

7. Door only opens a few inches then stops

Up-force protection reacting to binding, usually a spring, roller or track problem rather than the opener.

8. Keypad dead outside

Battery first — they die fast in Texas heat — then re-program the PIN, then replace the keypad.

9. Chain or belt is loose and slaps the rail

Trolley tension adjustment plus rail lubrication. Easy service call, big noise improvement. Also see noisy garage door fixes.

10. Opener works intermittently in heat or cold

Aging board or a thermal-protected motor cutting out. Texas summers push attic-level garage temperatures past what old boards tolerate. If the unit is 15+ years old, a new belt-drive with battery backup is the better investment.

Safety reminder: never disable the photo-eye sensors to force a door closed. They are the last line of defense between a 200-lb door and a child or pet.
