The Complete Texas Garage Door Maintenance Checklist (Monthly, Quarterly, Yearly)

Your garage door cycles 1,500 to 3,000 times a year. In Texas, heat cycling and dust make that harder on hardware than almost anywhere else. Fifteen minutes of maintenance per quarter prevents most of the emergency calls we run.
Every Month (5 minutes)
- Auto-reverse test: lay a 2x4 flat on the floor in the door's path and close it. The door must reverse on contact.
- Photo-eye test: close the door and wave a broom through the beam. It must reverse immediately.
- Balance test: release the opener, lift the door halfway. It should hold position.
- Look and listen: new noises, jerking, crooked travel, gaps at the bottom.
Every 3 Months (20 minutes)
- Tighten track bolts, hinge screws and bracket lags with the door closed and opener unplugged.
- Lubricate torsion springs, end and center bearings, hinges, roller stems and the opener rail with lithium or silicone spray. No WD-40. No grease in tracks.
- Inspect cables for fraying, kinks and rust; inspect springs for gaps or rust flaking.
- Wipe tracks clean with a rag — Texas dust builds up fast — but don't lubricate them.
- Check the bottom weather seal for cracks, heat hardening and daylight.
- Test the emergency release cord and re-engage the trolley properly.
Every 6 Months
- Wash the door face and touch up chips to stop rust, especially on the Gulf Coast.
- Replace remote and keypad batteries proactively — Texas heat kills them early.
- Vacuum dust off the opener motor housing and check the light sockets.
- Verify battery backup, if equipped, still holds a charge.
